Future Growth
According to the Brookings Institute and Virginia Tech, during the next 25-years the United States will have rebuilt over 2/3 of its currently built environment. The nation has built 300-billion square feet in the last 300-years; however, during the next 25-years there will be 214-billion new square feet built. This equates to building over the next 25-years a stunning 71% of what has been built in the last 300-years. Most of this space will be residential space. The largest component of this space will be new homes.

- Overall, most new growth will occur in the Southwest and West.
- In the West, 87% of the space built by 2030, will have been built in the next 24-years.
- States like Arizona and New Mexico, where explosive growth is expected to occur, will need to find their own comprehensive solutions to manage the development boom.

- According to Global Business Briefs dated 1/25/06 “Orders fell 8% in the Mid-Atlantic and 15% in the Southeast; but orders increased 29% in the Southwest and 10% in the West.

Researchers estimate that this massive build-out will constitute a 25-trillion dollar development market, more than twice the size of the entire U.S. economy today. The bulk of that money will flow into 10 major metro regions known as “Megapolitans.”
In the coming 25-years, the biggest wave of development since World War II will turn some of America’s major metro areas into giant Megapolitans teeming with opportunity. In addition, there are 76-million baby boomers and their children, the so-called echo boomers entering their peak earning years. Not only are the baby boomers buying second homes and luxury goods, according to Hessam Naji, they are also helping their echo-boomer children buy homes and condos. The median age of a first-time home buyer has dropped from 36 to 32 in the last five years.
Going Green is our future and is necessary to implement today. Building Green is socially responsible. Thermal mass, proper insulation, healthy building materials, recycled and renewable materials, and climate design will be studied and considered before final designs are set in motion.
