After
a particular (Region or City) Study Area is selected
for a more intense investigation, TMG works with a research
and acquisition specialist to conduct on-site field
research and identify specific land parcels that meet
TMG's investment and development criteria. A research
specialist works in an area for six months or longer
in order for enough data to be accumulated for the purchase
a particular parcel of land.
TMG's research associates gather various types of demographic information that include but are not limited to zoning, utilities, and transportation. This type of information identifies local paths of development and determines absorption rates for the type of property being sought in high-growth corridors.

TMG
meets with a variety of individuals, including federal,
state, county, and city agencies; local appraisers,
and developers in order to determine which areas offer
the most promise for capital appreciation or development.
TMG investigates various restrictions governing the
development of particular parcels.
Originally, research information was plotted
on a Customized Aerial Photograph or map referred to
as a "CAP/M", which illustrated in detail
the various types of land uses, as well as the absorption
rates for those uses within a specific area.
The CAP/M helped to clearly illustrate the areas with
the greatest potential for sustained and predictable
development growth. The CAP/M depicted general
growth, as well as the classifications of all existing
and future development. This was illustrated through
the use of color-codes representing different product
types that included residential, apartment, office,
industrial, and retail growth. Specific areas that are
considered prime candidates for growth were (and are)
examined in greater detail. In
today's world of digitized information, The Myers Group
has has developed an even more comprehensive "development-
oriented" approach to evaluating information gained
in its time-tested Study Area research. Specific areas
