before The Myers Group acquires any
parcel of land, either for capital appreciation
or development, it conducts extensive
and detailed research, gathering in-depth
information in every area of investigation.
Information
is compiled on Study Area Maps.
In
each Study Area TMG researchers gather
demographic information on zoning, utilities,
and transportation; local paths of development;
and absorption rates for particular
zoning classifications of property in
high- growth corridors. |

TMG's
research & acquisition specialists meet with government
agencies, local appraisers, and engineers to determine
which locations offer the best potential for investment.
They also investigate any possible constraints on
development.
In-depth Study Area
Maps are developed on large aerial photographs. Each
Study Area Map covers an area of up to 25 square miles.
Every category of land use is color-coded and precisely
detailed: developed land, projected use for undeveloped
parcels, existing and proposed arterials, and many
other important aspects. These maps pinpoint growth
as well as provide a reference for measuring absorption
rates and supply-versus-demand factors.
To date, The Myers Group has completed overall City Study Area Maps in over 275 cities in 32 states. Individualized, specific Study Area Maps for more than 500 separate Study Areas.
