1967-1970 Washington State |

The principal focus in Washington State during 1967-70 included downtown Bellevue, Redmond, and the burgeoning East Side. Approximately 40 properties in this area during this time period. The East Side was beginning to experience what would later be recognized as “explosive growth”.
As a result of the opening of the Lake Washington Bridge in 1948, the East Side of Seattle became readily accessible to downtown Seattle. More importantly, in 1957, the opening of the Evergreen Floating Bridge Seattle more accessible from the East Side. Prices in the late sixties for prime land in downtown Bellevue and the land adjacent to Interstate 405, were $.30 to $.50 psf in the sixties. Today, this same land is priced above $70 psf.
The map at left depicts the area near Bellevue, which was part of the research done in the State of Washington during 1967-1970.

1970 Atlanta, Georgia

The major focus in 1970 was at the interchange sites to be built on Interstate 285, a loop freeway under construction around Atlanta. Prices escalated dramatically in these areas. This was one of the best areas researched.

1971 Jacksonville, Florida
|
|
The Myers Company concentrated its efforts in North Jacksonville in the locations that would be affected most profoundly by the construction of Interstate 295.

Six properties were acquired in this area at a price of between $.05 psf and $.12 psf.
Today this property
along SR 60 & Interstate 75 would
be valued in a range of $8.00 to $15.00
psf.

The map at right was obtained by The Myers Company, from the City of Jacksonville, in 1970.
The map shows the major improvements and new belt-loop freeway 295 to be built around Jacksonville.

The map at left shows the precise locations of the six properties which were acquired for investment by The Myers Company. At the time, Dunn Avenue (running east/west) was a 2-lane road; it is now six lanes.
Lem Turner Boulevard (running north/south) was a 2-lane road; it is now six lanes.
Interstate 295 was in the planning stages; it is now built, with interchanges located at both Dunn Avenue and Lem Turner Boulevard.

The dairy property purchased in 1971 from the Skinner family in South Jacksonville was of particular interest. This approximate 200-acre tract was purchased in five parcels for $1,000,000.
The 1971 aerial photo at right, indicates the precise locations of the Skinner family property acquired for investment by The Myers Company. US Highway 1 borders the western boundary of the property and was a 4-lane road. Interstate 95 borders the eastern boundary of the property. Today the property is completely developed into an office/business/commercial center. |
