These were the last tracts purchased by The Myers Company (June, 1975) before the company entered the syndication business in January 1978. The
purchase was comprised of ten tracts of land
at a cost of $3,300,000,
or approximately $.50 psf.
The property was purchased with 20% down, 7% interest-only for 5 years and a 20-year contract of P&I thereafter. The first resale occurred in 1979.
A 13-acre tract was purchased for $200,000 (with $30,000 down) was sold for $2,350,000 cash. This land is now selling for between $15 and $20 psf, depending on whether its use is office, retail, or commercial. The overall average value of this property today exceeds $230,000,000.
