All land acquired is put into TMG’s Fast-Track entitlement process, an engineer driven system which effectively converts raw un-entitled land into fully entitled, ready-to-use lots. In some cases, TMG completes the infrastructure required for finished lots in fully developed subdivisions.
In January 2006, based on current and future projected market conditions, and its performance and track record, TMG made the decision to substantially expand its senior management staff and acquisition capabilities so that it could offer investment opportunities to outside investors. As of July 2006 TMG had expanded its various capacities sufficiently enough to efficiently manage a substantially larger portfolio.
In August 2006, for the first time in over 13 years, TMG began to offer outside sophisticated individual and institutional investors the opportunity to participate in the growth of its land investment programs. These investment opportunities include a variety of financial instruments, which are fully-secured First Trust deeds yielding very attractive and competitive rates; or, equity positions in traditional joint ventures.
In any case, TMG does not participate in any profits until its Investor has received both their original capital investment, and their agreed upon profit return.
