As a matter of policy, and to create a risk-free, fail-safe system after a property has been put in escrow, the property is presented to the acquisition management and development team for approval.    

Before the transaction has been closed, in-depth feasibility studies by outside, third-party organizations, as well as by in-house personnel, are conducted to insure the land meets TMG's investment, development, and profit criteria. 

Determinations are made about what activities are advisable, the costs to enhance the property's development potential, and its timetable for future sale.
