The Myers Group began actively researching the Atlanta marketplace in 1970. By 1982 this area encompassed 15 counties, 83 incorporated towns and cities, and had a population of over 2 million. By 1982 an average of 22,000 new jobs were being created in the Atlanta region each year. Additionally, an average of 165 new companies relocated and expanded in the Atlanta area annually.

The population in the Atlanta MSMA was projected to increase 142% between 1970 and 2000, while employment was projected to increase 145% (compared to a 6.5% increase projected for the United States as a whole).

The Atlanta area was also particularly attractive because of its low cost of living, tax structure, energy resources, favorable business climate, balanced budget and a nationally acclaimed quality of life. Within the Southeastern United States, Atlanta offered one of the largest networks for the financial, insurance, health, transportation, and distribution industries.

Following the selection of the overall Study Areas, each individual study area is broken down into various absorption sectors, encompassing uses such as commercial, multi-family residential, single family residential, industrial, etc. Understanding the various types of land use in a study area is critical to understanding the development potential of a particular parcel of land.

The major transportation routes for this area included I-20, and the expansion of Camp Creek Parkway, which would enable travelers to reach Hartsfield International Airport in less than 15 minutes. With the population increase as well as certain tax advantages unique to the area, Douglas County was likely to continue to attract industrial development.
The Corridor Contacts Map for this area of Atlanta (at right) indicates the number of parcels TMG investigated and those for which they eventually submitted offers.
This acquisition effort led to the eventual acquisition of one parcel in this study area"Atlanta Westfork LP."

Douglas County, in the western section of the Atlanta MSMA region, was one of Georgia’s fastest growing counties.
During the 1970’s, Douglas County’s population increased by 90% and by 1990 projected its population to increase by an additional 50%.
